Longueuil - Urban and… rural
Located on the south shore of the Saint Lawrence River, across from Montreal, the city of Longueuil is composed of three boroughs: Vieux-Longueuil, Saint-Hubert, and Greenfield Park. Indeed, nearly 250,000 residents live there, making it the 5th most populous city in Quebec.

Economy
Sustainable Development
Culture
Healthy lifestyles and active living

Longueuil is thus recognized for its economic vitality, but also for its must-see cultural events, sports and recreational facilities that promote healthy living, as well as its sustainable development initiatives. Additionally, its bike path network, proximity to the majestic Saint Lawrence River, its airport zone, and urban lifestyle close to downtown Montreal are all assets that make living in Longueuil particularly attractive. Indeed, the neighborhood life is so cherished by those who have lived there for generations.
Thus, with the Ma rue pour jouer pilot project, Longueuil wants to offer citizens many safe places to play, move, and socialize near their homes. As a result, certain street sections will become free play zones, structured to ensure everyone's safety.
The city's slogan is clear: In Longueuil, anything is possible!
Vieux-Longueuil Borough
Vieux-Longueuil is the historic sector of Longueuil. It includes the city of Longueuil before the 1961 merger as well as the former territory of Montréal-Sud. Additionally, it is the most populous of the three boroughs with 130,000 inhabitants. The Vieux-Longueuil Borough is equipped with significant public facilities and infrastructures and has numerous local shops.

Saint-Charles Street is at the heart of Vieux-Longueuil. It crosses downtown Longueuil with its many shops and terraces.
In an article published on October 25, 2020, the newspaper La Presse favorably describes the neighborhood:
“From bungalows perfect for young families to modern condos with breathtaking views of Montreal's city lights, and charming heritage homes, Vieux-Longueuil offers a wide range of residences to suit every taste. Prices remain relatively affordable given the enviable location and the advantageous property tax rates compared to central Montreal. Locals take pride in the area’s mature trees, peaceful atmosphere, and the scenic bike path that runs through the borough, providing access to the river.”

Saint-Hubert Sector
A peaceful suburb popular with middle-class households, particularly young families, the territory of the Saint-Hubert Borough, located on that of the former city, covers an area of 66 km² where approximately 87,650 people reside. Indeed, it has an airport, one of the oldest in Canada, as well as four industrial parks that are home to many companies.
Regarding the industrial sector, Saint-Hubert has several companies, with the most important being in the aerospace or agriculture sectors. For example, the American multinational Pratt & Whitney maintains its main plant in the neighborhood near the Saint-Hubert Airport. Additionally, the headquarters of the Canadian Space Agency is located in the city. The École nationale d'aéronautique, one of the main pilot training institutions in Quebec, is also located on the Cégep Édouard-Montpetit de Longueuil campus.
As for the agricultural sector, the protected area covers 40% of the borough's territory, or 2,551 hectares. Furthermore, the Longueuil Public Market is located in the Airport Zone. Finally, Saint-Hubert also includes natural environments, including fragile wetlands.

The newspaper La Presse describes Saint-Hubert as the South Shore's best-kept secret:
"Saint-Hubert has become a popular destination for young first-time buyers who see it as an opportunity to enter the real estate market while staying in Montreal's first ring with all the advantages that entails. Indeed, these advantages are numerous: access to the island of Montreal in the morning without passing through the Jacques-Cartier or Champlain bridges, a multitude of services, large lots, and above all, lower prices than its neighbors Saint-Lambert, Brossard, and Vieux-Longueuil." Greenfield Park Sector
Once a separate town founded in 1911, it was annexed to Longueuil on January 1, 2002, during the municipal mergers. Greenfield Park is the only sector of Longueuil that officially has a bilingual status, French and English. In 2006, the city had 17,084 inhabitants, distributed among francophones (46.7%), anglophones (33.8%), and allophones (17.8%). Its area was 4.78 km². Almost entirely urbanized, its development is limited.
In 2014, the newspaper La Presse described Greenfield Park as A village near downtown. Portraits of young families who, after living in some of Montreal's trendiest neighborhoods, decided to cross the bridges to settle in Longueuil in the Greenfield Park Borough:
Why Greenfield Park? "It's the charm of a village near downtown Montreal. The children ride their bikes on our quiet street, our yard is huge, the neighbors help each other, and there are several schools in the borough, including an international school," says one resident who loves working in Old Montreal. "I take the bus that takes me there in 30 minutes, door to door. However, in the evening, I can't wait to... get home!" said a new resident. Four good reasons to buy a house in Longueuil
For its exceptional location
Located south of Montreal, Longueuil is bordered by Boucherville to the north, Saint-Lambert and Brossard to the south, and Saint-Bruno to the east, and the Saint Lawrence River (a bit more) to the west. The municipality is also connected to the main highways 10, 15, 20, 30, and 132.
As for public transport, the Longueuil metro and soon the REM make it an ideal choice for working in Montreal without a car and without worries. For its part, the Longueuil Transport Network (RTL) is the main player in the mobility of people in the territory of the five cities of the Longueuil agglomeration. The third-largest transport company in Quebec, the RTL has a network of 793 kilometers. Thanks to its 1,112 employees, the RTL is an important employer and thus contributes to the region's economic vitality.
The RTL appeared for a second consecutive year in 2020 in the list of the best employers by Forbes magazine.
For its cultural life
The artistic and cultural life is also vibrant, with its array of sites, festivals, and varied events. We have selected four that attract people from the region and beyond:

International des Feux Loto-Québec

It is the most important and prestigious fireworks competition in the world. Come and see these breathtaking fireworks from the Jacques-Cartier Bridge, on the Longueuil side, or from Marie Victorin Park.
To enjoy access to the water
Bordered by the St. Lawrence River and its navigable waterway accessible via Marie-Victorin Park, head to an enchanting site for a picnic or stroll! Or take the bike path and take a tour by crossing the locks to spend the day on the shores of Parc Jean Drapeau. For its part, the Marie-Victorin Park is a linear park, more than 5.5 km long. It is part of the recreational network, being located between the highway and the river. Here are several advantages to frequenting it: a bike path laid out mainly on the René-Lévesque promenade, picnic areas, and places to observe the wildlife and flora in the Marigot Point area; these inspiring places will delight nature lovers.

A profitable investment
Prices are still affordable, quality of life, easy access to several parks, access to highways, and of course, beautiful homes: these are just some of the good reasons to buy a property here. Indeed, the Longueuil real estate market has been one of the most interesting in terms of investment in recent years. Between 2019 and 2020, a nearly 25% increase in sale prices benefited many homeowners.
A dynamic real estate market
Longueuil is definitely an urban city, while still being rural. It is a city where each neighborhood has its own character. Proximity to Montreal and easy access thanks to the Longueuil metro make market conditions favorable for sellers. However, the South Shore real estate market is far from slowing down. The Longueuil real estate market still offers excellent investment opportunities for today's buyers. Better late than never!
The median price for a single-family home or a condominium remains very affordable, with a difference of 55-60% compared to properties on the Island of Montreal, allowing buyers to obtain a better quality of life at a better price.
