A house in Saint-Luc, a building near Vieux-Saint-Jean and a property in L’Acadie are not the same housing product. The river, its two banks, the old village cores and the rural areas shape different local markets. City-wide figures are a starting point; the useful comparison then moves to the sector and the building.
Market reference figures for 2026
The published median reference for houses is $582,000, based on 865 sales, with an average of 36 days on market. For condominiums, it is $374,875, based on 201 sales, with an average of 32 days. These markets must remain separate: a house with land and a condo do not offer the same product simply because both addresses are in the same city.
| Property type | Published median price | Sales | Average days on market |
|---|---|---|---|
| Single-family houses | $582,000 | 865 | 36 |
| Condominiums | $374,875 | 201 | 32 |
| Plexes (2–5 units) | $625,375 | 104 | 51 |
House prices by sector: what 655 sales reveal
The 2026 sales extract contains 968 properties across all property types. After separating condominiums, mobile homes, plexes and other categories, 655 single-family homes remain. In this sample, the average price is $644,955 and the median is $585,000. Sector-level figures provide a more useful starting point for choosing an area than a single number for the entire city.
| Sector | Observed sales | Average price | Median price |
|---|---|---|---|
| Saint-Jean | 220 | $539,739 | $524,500 |
| Saint-Luc | 273 | $746,488 | $675,000 |
| Iberville | 59 | $568,544 | $557,000 |
| L’Acadie | 43 | $667,021 | $630,000 |
| Saint-Athanase | 60 | $628,098 | $636,275 |
| Whole municipality | 655 | $644,955 | $585,000 |
Saint-Luc accounts for 273 of the 655 sales and has an average price of $746,488, compared with $539,739 in Saint-Jean. The gap between the medians is smaller: $675,000 in Saint-Luc and $524,500 in Saint-Jean. This contrast illustrates how a few high-value transactions can pull an average upward. It does not prove that the same house would automatically be worth more in a different sector.
Sample size matters too. L’Acadie’s average is based on 43 sales, compared with 220 in Saint-Jean, so each transaction carries more weight in L’Acadie’s result. When choosing a home or setting an asking price, relate these references to the lot, floor area, condition and specific location. The Saint-Jean sector includes Vieux-Saint-Jean, but its figures are not statistics for the historic downtown alone.
Average prices on the five sectors’ official boundaries
The map uses the polygons published by the City without redrawing the boundaries. The prices correspond to the five sectors named in the sales extract: L’Acadie, Saint-Athanase, Iberville, Saint-Luc and Saint-Jean. Vieux-Saint-Jean is part of the Saint-Jean sector, not a sixth statistical sector.

Two datasets, two complementary perspectives
The municipal market table preserves Centris’ published medians, sales counts and average days on market for the four-quarter period ending in Q3 2026. This is the basis used in the city comparison. The sector table and map instead use the extract of observed sales in 2026. The periods and samples differ: the figures must not be added together or compared as though they describe exactly the same transactions.
For the sector analysis, the extract selects Sold status, a status change in 2026 and a minimum price filter of $100,000. The 655 retained homes are two-storey, bungalow, split-level and one-and-a-half-storey properties, excluding co-ownership. Amounts come from the extract’s Price column, with no GST or QST added. The average uses every retained sale; the median is the middle price. No days-on-market figure is recalculated from this extract.

L’Acadie: a village core and a rural territory
L’Acadie includes a heritage village core, rural properties and residential development near Saint-Luc and Saint-Jean. Two houses with similar floor areas may therefore differ substantially in lot, services and immediate surroundings. Outside the urban core, compare genuinely similar houses rather than relying on a city-wide price.
Land contributes to value, but area alone does not explain it. Permitted use, access, configuration and building installations can change what a buyer can do with a property. A heritage house also requires a different review of its work and components than a recent construction.
Saint-Athanase: separate rural and residential comparisons
Saint-Athanase surrounds the former Iberville territory and includes a substantial agricultural component. A rural house and a home in a residential development are not one comparable group. Surroundings, lot size, accessory buildings and required work should be compared with sales of the same kind.
Check actual routes to shops, schools and services in normal conditions. A large lot may fit a family project, but it also creates different maintenance needs. Read the price alongside those features rather than assuming an automatic premium for the sector name.
Iberville: the east bank and its older buildings
On the east bank of the Richelieu, Iberville combines older streets, shops and residential areas built in different periods. For an older house, renovation quality and supporting records matter as much as the façade. Compare a plex with other plexes, including unit configuration, condition and available documents.
The choice of riverbank also changes daily travel. If you work on the west bank or towards Montréal, test the route from the address at the relevant time. Apparent proximity on a map does not replace that check.
Saint-Luc: distinguish the village from the wider sector
Saint-Luc includes the village core, residential neighbourhoods and a large territory beyond Saint-Luc-Village. Road access and services may guide a search, but the market also varies with construction age, lot, garage and renovation level.
Compare usable floor area, bedrooms, basement layout and required work. A recent house and a renovated older home may fit the same budget while offering different uses and ongoing needs.
Vieux-Saint-Jean: the historic centre within Saint-Jean
Vieux-Saint-Jean is the historic centre on the west bank. Shops, restaurants and the Richelieu may support a more urban routine. In older buildings, compare parking, outdoor space, structure and the extent of renovation as well.
The official Saint-Jean sector extends beyond downtown to other residential areas and different land uses. A figure for the whole sector must not be described as a Vieux-Saint-Jean-only price. The neighbourhood guide helps narrow the search.
Houses, condos and plexes require three separate analyses
A house is assessed together with its land and building. A condo also involves shared spaces, fees and co-ownership documents. For plexes with two to five units, the published median reference is $625,375, based on 104 sales; unit configuration and condition are part of the comparison. Combining these categories into one average can hide what matters to your project.
Buying: choose a few sectors before choosing a house
Define the property type, budget and important routes first. Select two or three sectors and visit comparable buildings. This helps explain what the price buys: land, location, construction, renovation level or a combination of these features.
Selling: use sales from the same sector and property category
The city reference does not set your house’s price. Positioning requires nearby sales comparable in floor area, land, condition and location. Photos, plans and records then show the specific differences supporting that position.
