Longueuil is not one uniform housing market. Its three boroughs—Vieux-Longueuil, Saint-Hubert and Greenfield Park—offer different buildings, lots and access routes. Their comparison becomes useful when houses and condos are kept separate and the analysis then moves to the neighbourhood, street and building.
Market reference figures for 2026
Published median house-price indicators are $616,500 in Vieux-Longueuil, $588,750 in Saint-Hubert and $570,062 in Greenfield Park. The corresponding sale counts are 541, 625 and 109. These are three market references: their arithmetic average is not a median for the whole city.
| Borough | Houses: median price | House sales | Condos: median price |
|---|---|---|---|
| Vieux-Longueuil | $616,500 | 541 | $388,250 |
| Saint-Hubert | $588,750 | 625 | $381,312 |
| Greenfield Park | $570,062 | 109 | $375,875 |
Locate the three boroughs and their house-price references
The map shows the actual administrative boundaries, including the island portions of Vieux-Longueuil. It distinguishes the city from the agglomeration: Brossard and Saint-Lambert are not boroughs of Longueuil. The three prices refer to single-family houses, not a mixture of condos and plexes.

Compare like measures and like markets
The figures preserve Centris’ published four-quarter cumulative column. They compare property categories and territories on the same basis. A median price is not an average sale price; it must not be confused with an average calculated from individual sales. Averaging neighbourhood medians does not produce a city-wide median. Days on market are averages, not medians.

Vieux-Longueuil: houses, condos and plexes
Vieux-Longueuil includes the historic centre, established residential streets, riverfront areas and condominium developments. Proximity to the metro or Saint-Charles Street may matter to a buyer, but it does not describe every neighbourhood in the borough. Useful comparables begin with a similar location and building type.
The published condo median is $388,250, based on 589 sales. The median for plexes with two to five units is $840,250, based on 259 sales. A recent condo, a duplex and an older house offer different uses; one combined average would erase those differences.
Saint-Hubert: a broad range of residential neighbourhoods
Saint-Hubert includes established house neighbourhoods, newer construction, condos and areas connected with the airport or agriculture. The $588,750 house median is based on 625 sales, with an average of 31 days on market. It does not mean every neighbourhood or renovation level sells at that price.
The condo reference is $381,312, based on 402 sales, with an average of 37 days. For a house, garage, lot, basement and required work affect the comparison. For a condo, the building and co-ownership documents must also be examined. The Saint-Hubert guide and market page explore these points further.
Greenfield Park: a compact borough and a smaller sample
Greenfield Park has a distinct identity and a more compact territory. Houses, semi-detached homes and condos sit alongside services and travel corridors. The published house median is $570,062, based on 109 sales, with an average of 34 days on market. Its smaller sample makes the mix of properties sold particularly important.
For condos, the reference is $375,875, based on 50 sales, with an average of 42 days. Centris withholds some latest-quarter indicators when there are too few transactions. The available cumulative figures support comparison without treating a missing statistic as zero.
Compare the property, not just the borough name
Differences between medians can reflect the mix of sales as well as location. Before deciding that one borough is more affordable for your project, compare the same kind of house: floor area, land, age, renovation, garage and surroundings. A renovated house in a lower-reference market can cost more than a house needing work in another borough.
Buying: test access from the actual address
The Longueuil–Université-de-Sherbrooke metro, RTL connections and road routes do not make every street equivalent. Test the route from shortlisted properties and also consider schools, shops, noise and parking. Prices then become easier to compare in terms of what each location offers your daily routine.
Selling: choose sales that genuinely resemble your building
The asking-price position should be supported by transactions in the same micro-market and property category. Documented work, component condition, layout and outdoor space explain differences. A strategy based only on the borough median is too broad to position a specific address properly.
